We inspect the full exterior of your home or building — foundation, siding, eaves, vents, utility penetrations, and any wood-to-soil contact points where pests commonly enter or establish.

Where accessible, we inspect attic and crawlspace areas for rodent activity, termite damage, moisture issues, and entry points. These spaces are where many infestations establish before becoming visible.

Identification of Active Pest Activity
Our licensed technician identifies any active infestation — live insects, rodent droppings, termite galleries, mud tubes, frass, or other evidence — and records findings for your written report.

Conducive Conditions Assessment
We note conditions that attract or enable pest activity: moisture under the structure, wood debris in contact with soil, standing water, improper vegetation clearance, or gaps in the building envelope.

Written Findings and Treatment Recommendations

Is the inspection really free?
Yes. There is no charge for the inspection visit and no obligation to book any treatment. Our technician will assess your property, document findings, and provide written recommendations at no cost to you. If you choose not to use our services, you still leave with accurate information about your property's pest status.
How long does an inspection take?
A standard residential inspection typically takes 30 to 60 minutes, depending on the size of the property and accessibility of attic and crawlspace areas. Commercial properties or larger homes may take 60 to 90 minutes. We'll give you a time estimate when you schedule.
What pests do you inspect for?
We inspect for all common pest threats in Central California: termites (drywood, subterranean, and dampwood), rodents (rats and mice), ants (including carpenter ants), cockroaches, bed bugs, spiders, and general insect activity. We also assess for conditions that attract wildlife such as raccoons, opossums, and squirrels.
Do I need to be home for the inspection?
For interior inspection of living spaces, attic access, and crawlspace entry, yes — a property owner or authorized adult should be present. If you only need an exterior perimeter assessment, we can often arrange this without your presence. Let us know your situation when you schedule.
What happens after the inspection?
You receive a written report of findings before the technician leaves. If treatment is warranted, we'll provide a written quote on the spot. You decide whether to move forward — there is no pressure and no follow-up sales calls. If you're not ready to decide immediately, we'll leave everything in writing so you can review it at your own pace.
