What's the difference between a Section 1 and Section 2 termite report?
A Section 1 finding is an active infestation or wood damage that requires treatment before or as a condition of a real estate transaction. A Section 2 finding is a condition that is likely to lead to infestation — such as wood debris under a house, improper drainage, or wood-to-soil contact — but is not yet an active infestation. Most lenders require all Section 1 items to be cleared before funding.
How long does a termite inspection take?
A standard residential inspection takes between 45 minutes and 2 hours, depending on property size, attic and crawl space accessibility, and the complexity of the structure. We do not rush — a thorough inspection is the foundation of effective treatment.
Do I need to leave my home during treatment?
For localized treatments (spot treatments, orange oil, borates), you do not need to vacate. For full fumigation, you will need to be out of the home for approximately 3 days including pets, food without hermetic seals, and plants.

Are termites active year-round in Monterey County?
Drywood termites are active year-round inside structures regardless of temperature. Subterranean termites swarm in late winter and spring (February–May in Monterey County) when conditions are warm and humid. However, their foraging activity continues year-round. Early detection prevents structural damage regardless of season.
