Termites in Central Coast Homes: Signs and Treatment

Two termite species cause most of the structural damage in Central Coast homes. Western drywood termites (Incisitermes minor) live entirely inside dry wood and push six-sided droppings out through holes smaller than 2 mm. Western subterranean termites (Reticulitermes hesperus), which UC IPM calls the most destructive termites in California, nest in soil and reach framing through mud tubes built from soil, saliva, and chewed wood. UC IPM reports that do-it-yourself termite pesticides are generally not effective, so the useful first step is an inspection that identifies the species and the extent of the damage before any treatment is chosen.

1Which termites live on the Central Coast

California has at least 23 termite species, according to UC IPM, but three of them account for nearly everything we find in Monterey, Santa Cruz, and San Benito counties. Western drywood termites (Incisitermes minor) are common along the Pacific coastal region. Western subterranean termites (Reticulitermes hesperus) live statewide. UC IPM calls Reticulitermes the most destructive termites in California. Pacific dampwood termites (Zootermopsis angusticollis) are the third. UC IPM ties those to cool, humid areas along the coast.

Water is what separates them. Drywood termites need no contact with soil at all. They fly to a house, enter through a crack or an unsealed joint, and live their whole lives inside the wood they are eating. Subterranean termites need soil moisture, so they nest in the ground and travel up to the framing. Dampwood termites need wood that is already wet, which usually means a leak or long-term ground contact.

Colony size is the reason subterranean damage adds up quietly. UC IPM reports that a mature Reticulitermes colony holds hundreds of thousands of individuals. A queen can live a decade or more. One 2,400-square-foot home can host several colonies at once, with hundreds of thousands of foragers between them. Two other California species stay out of this region: Heterotermes aureus in the Sonoran Desert, and the Formosan termite Coptotermes formosanus around San Diego.

Termites are not the only insects that damage wood here. Carpenter ants cut galleries into damp framing, wood-boring beetles feed inside floors and rafters as larvae, and carpenter bees drill into bare exterior boards. 2Why Central Coast homes get termites

In our experience across this service area, the species you get depends less on the town than on the ground the house sits on. Western drywood termites dominate in Monterey County's older coastal homes and in the farm buildings of the Salinas Valley, where dry, exposed redwood and Douglas fir give them everything they need without a drop of soil moisture. Subterranean termites are the bigger problem in the Santa Cruz mountains, on the coastal flats, and in the clay soils of San Benito County, where the ground holds water long after the rains stop. Two houses twenty minutes apart can have completely different termite problems, which is why a species call has to come before a treatment decision.

The coastal fog belt adds a third layer. UC IPM associates Pacific dampwood termites with cool, humid coastal areas, and that description fits Santa Cruz and the Monterey Bay shoreline closely. Older homes here often pair that marine moisture with a crawlspace that has poor ventilation and no working vapor barrier, and wet substructure wood is what dampwood termites are looking for.

UC IPM names the conditions that invite termites into a structure. Every one of them is something a homeowner can look at this weekend.

  • Structural wood in direct contact with soil, including posts, siding, and stair stringers.
  • Poorly ventilated crawlspaces and damp substructure areas.
  • Stucco siding that runs all the way down to ground level.
  • Cracks in the foundation, faulty grading, and plumbing leaks.
  • Firewood, lumber, untreated fence posts, and buried wood debris stored against the house.

Note: UC IPM reports that termite reproductive flights usually travel less than 100 meters from the colony. Swarmers at your windows in spring mean a colony is on or very near your property, not that one blew in from across town.

3How to tell termites from ants

Winged termites and winged ants swarm at the same times of year and get mistaken for each other constantly. You can separate them with your eyes alone, no magnifying glass needed. Catch one under a glass, or collect a few of the wings left behind, and check three things.

  • Antennae: a termite's antennae are straight and look like a string of tiny beads. An ant's antennae bend in the middle, like an elbow.
  • Waist: a termite's body is broad from front to back with no pinch. An ant has an obvious narrow waist between the middle and rear sections.
  • Wings: a termite's four wings are all about the same length. An ant's front wings are noticeably longer than its rear pair.

Note: swarmers drop their wings after the flight, so a small pile of matching wings on a windowsill is often the only evidence left by the next morning. Put a few in an envelope and set it aside for the inspector.

4Where to look during a self-inspection

You can do a useful walkaround with a flashlight and a flathead screwdriver in about half an hour. The goal is not to treat anything. The goal is to find out whether you have evidence worth acting on, and where it is.

    Walk the full foundation line

    Start outside and follow the perimeter, then repeat the loop inside the crawlspace if you can see into it safely. You are looking for mud tubes about the width of a pencil running up concrete, piers, or plumbing. UC IPM describes four kinds: working tubes from soil to wood, exploratory tubes, drop tubes hanging from framing, and swarm tubes. Break one open. Live workers or soldiers inside mean the infestation is active right now.

    Sound the substructure wood

    Tap along sill plates, joists, and posts with the screwdriver handle and listen for a hollow tone. Then press the tip into any wood that sounds off. Termite-damaged wood gives way with little effort. Subterranean galleries are enclosed and run lengthwise with the grain, because the termites eat the soft springwood and leave the harder summerwood behind. Note the exact locations rather than opening up the wood.

    Check windowsills, door frames, and light fixtures indoors

    This is where drywood evidence shows up first. Look for small piles of hard pellets on sills, floors, and shelves, and for the kick-out holes they came from, which UC IPM puts at less than 2 mm across. Drywood pellets have six flattened sides. Dampwood droppings are rounded at both ends instead. Shed wings in the same spots point to a recent swarm.

    Inspect attached structures and stored wood

    Garages, decks, porch columns, fences, and trellises are usually where an infestation starts, because they are built with less protection than the house. Move the firewood pile away from the wall and look underneath it. Anything that touches both soil and the house is a bridge.

Warning: crawlspaces carry real hazards, including standing water, exposed wiring, and rodent droppings. If you cannot see the whole space from the access door, stay out and have it inspected. Do not apply any pesticide to what you find. Identification comes first, and treatment products for termites are regulated by their labels.

5What does not work

UC IPM states plainly that do-it-yourself termite pesticides are generally not effective. What it calls for instead is a professional inspection and an integrated control approach. The reason is that one structure often holds several colonies, of the same species or of different ones. That is the core problem with home remedies. They act on the termites in front of you and leave the colony intact.

  • Cutting out and replacing the damaged board. The wood was the symptom. If the colony still has a route in, it comes back to the next board.
  • Spraying a swarm as it emerges. Swarmers are the reproductives leaving an established colony. Killing them changes nothing about the colony that produced them.
  • Assuming fumigation is the only option. UC IPM lists localized treatments, including liquids, dusts, microwaves, electrocution, and wood replacement, as appropriate for limited, well-defined drywood infestations.
  • Waiting for another swarm to confirm the problem. Subterranean termites swarm in spring or fall and drywood termites swarm in summer and fall, so waiting for confirmation can cost you months of feeding.
  • Treating the termites and leaving the leak. A colony that came in through wet wood finds wet wood again.

6What a California termite report actually says

A wood-destroying pest and organism inspection report, usually called a WDO report or a termite report, is a written record of what a licensed inspector could see in the areas they could reach. The California Structural Pest Control Board notes that most lending institutions require a California home to be inspected for wood-destroying pests and organisms before they finance a loan. State law does not require that inspection before a sale. Any company doing this work in California holds a Board license. Ours is SPCB Lic. #9119.

The report separates two different things, and escrow timelines usually hinge on which one a finding falls under.

  • Evidence of infestation or damage: live termites, mud tubes, frass, damaged framing, and fungus or dry rot found in accessible areas.
  • Conditions likely to lead to infestation: earth-to-wood contact, poor ventilation, leaks, faulty grade, and similar defects. Areas the inspector could not reach are recorded separately as needing further inspection.

Note: the Structural Pest Control Board keeps copies of inspection reports and completion notices filed on a California property for the preceding two years, and you can request them. If you are buying, that history tells you what was found and what was signed off before your offer.

Signs of termites in your home

Any one of these is worth a closer look. Two or more usually means an active problem rather than a stray insect.

  • Mud tubes about the width of a pencil on foundation walls, piers, or plumbing. Subterranean termites build them from soil, saliva, and bits of wood or drywall.
  • Small piles of hard pellets with six flattened sides, below holes less than 2 mm across. That combination is western drywood termites.
  • Pellets that are rounded at both ends rather than six-sided, which point to Pacific dampwood termites and to wood that is already wet.
  • Discarded wings of roughly equal length on windowsills, near door frames, or under light fixtures after a swarm.
  • Wood that sounds hollow when tapped and gives way when a screwdriver is pressed into it.
  • Darkened or blistered paint and surfaces on trim, baseboards, and structural members.
  • Enclosed galleries that follow the grain lengthwise, with the soft springwood eaten out and the harder summerwood left standing.
  • Live workers or soldiers inside a broken mud tube or a probed board, which means the infestation is active rather than historic.

What you can do yourself

These steps make a home less attractive to termites. None of them involve pesticides. That part is our job.

    Put a barrier between soil and wood

    UC IPM recommends keeping at least 12 inches of smooth concrete, coarse sand, or other inorganic material between the soil and any structural wood under the building. Where wood has to meet the ground, use concrete footings or termite-resistant material instead. Subterranean termites can build tubes across a barrier, but they cannot do it invisibly, which is the point.

    Dry out the substructure

    Poor crawlspace ventilation is one of the conducive conditions UC IPM names by name. Keep vents clear, fix plumbing leaks promptly, and correct grading that sends water toward the foundation. On the coast, where the marine layer keeps humidity up for weeks at a time, a functioning vapor barrier does more for termite prevention than anything you can spray.

    Clear the wood away from the house

    Move firewood, lumber, untreated fence posts, and construction debris away from the walls, and dig out any wood buried near the foundation. A stack of wood against the siding is both a food source and a covered route to the framing.

    Seal the exterior and close the gaps

    Repair foundation cracks, keep exterior wood painted or sealed, and watch for stucco siding that reaches ground level, which hides the soil-to-wood junction from view. Knock down any shelter tubes you find, which interrupts the route and shows you whether the termites rebuild it.

    Have the house inspected every three to five years

    UC IPM recommends regular professional inspections every three to five years to catch infestations before they become damaging. On a Central Coast home with a crawlspace, that cadence is the difference between a localized finding and a substructure repair.

When to call a licensed pro

  • You break open a mud tube and find live workers or soldiers inside.
  • Winged termites swarm indoors, or you find piles of shed wings on interior sills.
  • Pellets reappear on a floor or shelf within days after you sweep them up, which means the colony above is still feeding.
  • A screwdriver pushes easily into a sill plate, joist, post, or any other member that carries weight.
  • You find termite evidence together with rot or a leak, because the moisture problem and the infestation have to be solved together.
  • You are buying, selling, or refinancing and a lender wants a wood-destroying pest report.

How we treat it

Inspection and written report

A licensed inspector works through the areas of the structure they can reach. They identify the species, map where the activity is, and write up both the findings and the conditions behind them. This step decides everything after it. Drywood and subterranean termites call for different treatments, and one structure can hold colonies of both.

Liquid termiticide soil treatment

For subterranean termites, a liquid termiticide goes into the soil around and under the structure, by trenching, rodding, or drilling through slabs. The products used today are nonrepellent. UC IPM notes that these active ingredients, among them chlorantraniliprole, fipronil, and imidacloprid, are less toxic to people and other mammals than the older insecticides. They remain highly toxic to insects. A soil treatment does nothing for drywood termites living above the soil line.

Baiting systems

Bait stations holding a slow-acting insecticide or an insect growth regulator are installed in the ground at intervals around the structure. Foraging workers carry the material back and share it through the colony. UC IPM notes that growth regulators have very low toxicity to people and pets, and that control by baiting can take several months or even years, so baiting is a program rather than a single visit.

Whole-structure fumigation

For drywood termites spread through a structure, the building is tarped and fumigated with sulfuryl fluoride gas. UC IPM describes fumigation as offering high levels of efficacy when correctly applied, killing drywood termites within several days. It reaches wood that no other method can reach, and it leaves no residue in the wood, so it does not prevent a new infestation later. Fumigation in California is performed under a separate license from general termite work.

Whole-structure heat treatment

Heat is the non-chemical alternative for widespread drywood infestations. UC IPM specifies heating the structural wood to a minimum of 120°F and holding that temperature for at least 33 minutes. Heat-sensitive contents come out of the house first, and, like fumigation, it treats what is there rather than protecting against what comes next.

Local and spot treatments

When a drywood infestation is limited and its boundaries are clear, UC IPM lists localized options including chemical liquids and dusts, microwave devices, electrocution devices, and replacing the infested wood. The judgment call is whether the infestation is confined, which is what the inspection is for. Under EPA guidance, the time before you can re-enter a treated area varies by product and is stated on the product label, so ask the applicator directly.
