A Look at What You Can See
A visual walk of the accessible areas of your property, focused on wherever you have noticed activity.

Identification of Visible Evidence
Live insects, droppings, mud tubes, damage patterns. The technician tells you what you are looking at and what it usually means.

Conditions Pointed Out on the Spot
Moisture, wood-to-soil contact, gaps where things get in. We point them out and explain them verbally as we go.

A Straight Recommendation
Leave it alone, treat it, or book a full inspection. You hear the answer from the technician before the visit is over.

An evaluation is advice, not paperwork — formal documentation comes only with the official inspection.

Is the evaluation really free?
Yes. There is no charge for the visit and no obligation to buy anything. The technician's guidance is verbal, given to you in person during the visit.
Will I get anything in writing?
No. An evaluation is a conversation, not a report. If you need documented findings, what you need is an official structural pest inspection: a paid service that ends with a formal written report.
Can I use the evaluation when selling or buying a home?
No. Escrow companies, lenders, and buyers require an official inspection report from a licensed structural pest control company, and an evaluation does not produce documentation of any kind. For a transaction, book the official inspection.
Will you confirm my home has no pests?
No. An evaluation covers what is visible and accessible on the day of the visit. It is not a clearance or a certification, and we do not declare properties pest-free.
What happens after the evaluation?
One of three honest outcomes. Nothing needs treatment, and we say so. Something is treatable, and we quote it. Or the situation warrants a full inspection, and we recommend that instead. You decide what happens next, and there are no follow-up sales calls.
