Report Issuance
The completed Structural Pest Control Report (SPCB Form PR-2) is issued within 48 hours and delivered electronically. We can expedite to 24 hours for time-sensitive transactions.
Treatment & Clearance (If Needed)
If Section 1 conditions are found and treatment is authorized, we complete the work and issue a Completion Notice as required by the escrow or lender.

Who usually pays for the pest inspection in a real estate transaction?
In California, the buyer typically pays for the inspection when ordering it for their own protection. When the seller orders an inspection pre-listing or to clear conditions as a condition of sale, the seller pays. This is negotiable in the purchase contract. Inspection fees typically run $75–$200 for a standard residential inspection.
Do I need a pest inspection for a refinance?
VA loans in California require a pest inspection and clearance of all Section 1 conditions as a loan condition. FHA loans increasingly require pest inspections as well. Conventional loans may or may not require them depending on the lender and appraiser. Your loan officer can confirm the requirement for your specific loan.
What if the inspector finds active termites?
The inspector documents the finding in Section 1 of the report. Treatment options and costs are discussed separately — the inspection report and the treatment are two different engagements. You are under no obligation to use 101 Exterminators for treatment if we performed the inspection.
