Request the Inspection Your Transaction Actually Needs

A home review and a termite or WDO report answer different questions. Name the report, buildings, access needs, and due date at the start so the team can work from one clear request.

Two requests that are easy to mix up

General home inspection

Use this path for a broad, visual look at the home within an agreed scope. Name each unit or building, any shared space, and what the buyer needs to learn; then check the report and due date before the visit.

Termite / WDO report

Use this path when the buyer, lender, or contract asks for a formal WDO report. It covers wood-destroying pests and related signs in the areas seen, and notes areas that could not be seen. Check which report or follow-up form the sale needs before you book.

If the purchase calls for both, request both by name.

Give us enough detail to plan the visit

Send the address and type of home, the units and other buildings at issue, who has the keys, and when you need the report. Include the wording from the buyer, lender, or contract if it names a form, so we can talk through the scope and open dates.

  1. 1. Address and property: House, condo, flat, units, detached structures, and any shared areas.
  2. 2. Access: Seller, tenant, manager, or association contacts for locked spaces.
  3. 3. Document: General condition information, formal WDO report, or both.
  4. 4. Timing: The decision date and any hard transaction deadline.

Check what a prior report actually covered

California’s Structural Pest Control Board has an address search for WDO reports filed in the past two years. If you find an old report, check its date and whether it was complete, limited, supplemental, or a reinspection.

Compare the report sketch with the buildings in the sale. The state’s WDO report form says a detached building left off the sketch was not inspected. An old report can guide your questions, but it cannot show the home’s state today.

Three things to compare

  1. Date: When was the property inspected?
  2. Boundary: Which buildings and areas appear on the diagram?
  3. Open items: Are there inaccessible areas or recommendations for further inspection?

Send the address and the report request

Choose General Home Inspection or Termite / WDO Report in the form. If you need both, say so in the message. We will check dates and agree on the scope.
