An old addition may need more than one record search
Monterey’s online portal lets you search a permit or plan by its ID and include closed files. If an old addition has no permit ID in the seller’s papers, ask the City building office how to look up the address; a blank web search does not settle the history of the work.
A permit or plan record shows past work on file. It cannot tell you if the addition is sound today, and older files may not appear in the online record.

Separate the dwelling from shared spaces
If the sale is a flat above a shop, decide what you need to know about the flat and any shared stairs, storage, or service space. A visit to one unit does not cover the shop or the whole building. Name the spaces that matter to your offer.

Check keys, hatches, and permission early
An old floor plan may put an access hatch in a closet, store room, or a neighbor’s space. Find out who can let us in and what is blocked. Raise those limits before they become a late question in the sale.

Match the request to the purchase question
Say if you want a broad home review or a formal WDO report about wood pests. The two reports answer different questions. If the contract asks for both, request both by name.
