General Home Inspections in Salinas

A Salinas home visit starts with the buildings in the sale: the house, an added unit, or a space with more than one use. Tell us what you want to learn before you decide what to do next.

Compare the added unit with Salinas property records

Salinas has a public permit search and a Residential Building Record form. If a listing has an ADU or a room put to a new use, look up the address. Ask the seller which plans and permits apply. The City Report covers recorded use and occupancy; a visit looks at the space as it stands now.

A permit search or City Report draws from City records. It cannot show the current physical state of an ADU or prove that every change is in the file.

01

Name each structure before requesting a visit

If an ADU helps make the home worth buying, name it in the request. Do not assume a visit to the main house covers it. Do the same for a garage or a room put to a new use. Ask which spaces can be seen before you weigh the findings against the sale terms.

02

Confirm access to the added space

If a unit is in use or a garage is locked, find out who can open it and when. Note any attic or space under the home that you want seen. Then we can plan the visit around the rooms we can enter.

03

Ask for the condition information your decision needs

Tell us if the findings are for a purchase, a pre-sale review, or another choice. Check the report and due date before booking. If the sale also calls for a termite or WDO report, ask for it by name.

Need a termite or WDO report too?

A general home inspection and a WDO inspection serve separate purposes. If your transaction asks for both, request both and confirm the areas each will cover.
