Two Termite Species Work the Same Santa Cruz House — One From the Soil, One From the Rafters

Drywood and subterranean termites are both present across Central California, but Santa Cruz supplies what each one needs at once — and often in the same structure. Western drywood termites (Incisitermes minor) live entirely inside dry wood, and the old-growth redwood and Douglas fir in Beach Hill Victorians and Lower Westside bungalows is exactly the material they colonize. They need no soil contact at all. Western subterranean termites (Reticulitermes hesperus) do the opposite — they build mud tubes up pier blocks and foundation walls from the ground below.

The soil is the reason. Santa Cruz takes roughly thirty inches of rain between November and April, and the summer marine layer keeps humidity high on the days it is not raining. Ground under a raised foundation near the San Lorenzo River, Branciforte Creek, or the Neary Lagoon flats rarely dries out. Subterranean colonies here forage through winter instead of shutting down the way they do in a hot inland town.

That combination changes what an inspection has to cover. Frass on a windowsill off Seabright Avenue points at drywood activity in the rafters overhead.
