Which termite you have in Fremont depends on your elevation. West of I-880 the land falls toward the salt marsh of the Don Edwards San Francisco Bay National Wildlife Refuge, and the water table under Ardenwood and the Baylands stays high enough that soil beneath a foundation never fully dries. That is western subterranean territory — Reticulitermes hesperus, colonies that live in the dirt and build mud tubes up stem walls, piers, and plumbing penetrations to reach wood.

Climb east toward Mission San Jose and the picture flips. Those slopes drain hard and bake by June, and the framing up there is older than the rest of the city. Mission San Jose and Niles were settled communities long before the 1956 merger that created Fremont, and their pre-1960 houses carry western drywood termites (Incisitermes minor). Drywood colonies never touch soil. They live inside the board, which is why an owner up there usually finds frass on a sill years before anyone opens the gallery.

The tract years built everything in between. Fremont became a city in 1956 by merging five townships — Centerville, Niles, Irvington, Mission San Jose, and Warm Springs — and the building that followed filled the flats with the ranches and split-levels of Glenmoor Gardens, Parkmont, Sundale, and Cabrillo. Those homes are forty to sixty years old now, old enough that eave caulk has cracked and fascia paint has opened, and a break in the finish is the whole invitation a drywood swarmer needs. The Laguna Creek system drains the foothills south of Niles Canyon and crosses those same flats, much of it in culverts and engineered channels, so a mid-city lot can hold enough soil moisture to put both species in one report.
