Rats Do Not Just Live in Attic Insulation — They Ruin It

Rodent contamination is the reason most insulation comes out of a San Juan Bautista attic. Norway rats and roof rats moving in from the valley fields and the San Juan Creek corridor find a warm, dark, undisturbed space full of soft material and treat it as habitat. They tunnel runways through blown-in insulation, nest in it, and urinate and defecate throughout it rather than in one corner. In a valley where the rain arrives between November and March and the marine layer holds humidity through the mornings, a roof leak or a bath fan venting into the attic instead of outside will soak insulation and keep it soaked. Wet insulation flattens, stops insulating, and supports fungal growth on the sheathing above it. Once that has happened, removal is the first step of the repair rather than an optional extra.
