Only Part of Gonzales Has a Crawl Space, and That Part Is Downtown

This is one of the few pest services in Gonzales that applies to a specific era of house rather than the whole city. The newer subdivisions, Mission Meadows and the Canyon Creek townhomes off Chablis Way, sit on concrete slabs, and there is nothing under the floor to line. The houses with crawl spaces are the older ones in and around the downtown core near Alta Street, Fourth Street, and Belden Street, plus the pre-war houses scattered through the blocks between. Many of those were built with no vapor barrier at all, or with a thin sheet that has since torn and shifted.

Bare soil under a floor works like a slow evaporator. What rain Gonzales gets falls between December and March, and on this flat ground it drains slowly under the older blocks. That moisture rises as vapor, condenses on the underside of the subfloor and the joists, and holds crawl space humidity high for months. Two things follow. Wood-decay fungi soften framing, and subterranean termites (Reticulitermes spp.) get the damp conditions they need to build tubes and forage upward into the structure.

The ground fog that settles over Gonzales on calm winter nights makes the drying half worse. Cool saturated air sitting at ground level does not pull moisture out of a vented crawl space the way dry inland air would, so a wet Gonzales crawl space in January can still be wet in April.
