Fog Does Not Dry Out the Space Under a House

Monterey crawl spaces stay damp for a reason most homeowners never see. Soil moisture evaporates upward continuously, and in a city where relative humidity sits in the 75–85% range and summer highs stay around 65–70°F, that vapor has nowhere to go — the outside air is not dry enough to carry it off. Inland houses get a hot summer that resets the crawl space every year. On the Peninsula, the space under a New Monterey or Del Monte Beach house is a humid box in July as easily as in January.

What that humidity feeds is specific. Subterranean termites (Reticulitermes spp.) forage where soil moisture is steady, so a bare-dirt crawl space is an open invitation to the piers and sill plate above it. Wood-decaying fungi need wood moisture above roughly twenty percent to get established, and damp under-floor framing crosses that line and stays there. Silverfish, sowbugs and earwigs breed in the same conditions, then travel up through subfloor penetrations into the living space.

Older Monterey construction usually has nothing down there at all. Houses built before the 1980s frequently have bare soil, undersized foundation vents that decades of shrubbery have grown over, and hillside foundations where uphill drainage runs toward the crawl space during the November-to-March rains. A barrier fixes the evaporation. Drainage and venting have to be corrected alongside it, not instead of it.
