Greenfield Builds on Slab, and Reticulitermes Comes Up Through the Joint

The median Greenfield house was built in 1989, and a large share of the rest went up during the 2000s building wave. In this city that means slab-on-grade: a concrete pad poured on graded valley soil, with the wood framing beginning right at the top of the stem wall. Subterranean termites (Reticulitermes spp.) live in that soil. They do not need to fly in. They need a crack in the slab, a plumbing penetration, or an expansion joint at the garage to reach wood. The tract lots on the newer streets make that easier, because planter beds and sprinkler heads sit within a few feet of the stucco and hold the soil damp against the foundation all summer while the rest of the valley bakes.

Drywood termites (Incisitermes minor) turn up too, mostly in the older raised-floor houses on the original Clark Colony grid, the blocks sold off at the 1905 land drawing and built out around El Camino Real and Walnut Avenue, and in fences, patio covers, and exposed rafter tails that the dry summer sun checks open. On a Greenfield slab home the first place we look is still the ground line, because that is the route the local species uses.
