Wet Winters, a Fast Inland Warm-Up, and the Biggest Subterranean Swarms We See All Year

Hollister's termite season runs on a sequence. Rain falls between November and March, the ground stays soaked, and then the San Benito Valley warms fast — inland, with no coastal fog holding it back. That combination is what triggers subterranean termite (Reticulitermes spp.) flights, and from February into April Hollister produces the most concentrated swarms we see anywhere we work. Thousands of winged alates come out of one structure at once, usually from a foundation crack, a crawl-space vent, or the seam where a porch slab meets the house.

The fault is the second half of the story. The Calaveras Fault runs directly beneath Hollister, and it creeps rather than sitting still between earthquakes. Year after year that movement pulls foundation sills apart, racks door and window frames out of square, and opens hairline paths through slab and stem wall. Subterranean termites do not need much. A crack wide enough for a mud tube gets them from soil to wood. A Hollister house can be tight one decade and open the next.

The two housing eras fail differently. The Queen Annes, Italianates, and Craftsman bungalows in the downtown core and the Monterey Street Historic District sit over raised crawl spaces, so the mudsill takes the first hit. The 1970s-through-1990s tracts off Nash Road and Sunnyslope Road are slab-on-grade with stucco, so entry comes at the weep screed, a plumbing penetration, or a planter built up against the wall.
