Monte Sereno reached its median build year in the mid-1960s: about a fifth of the housing predates 1950, a fifth is 1960s, a quarter 1970s. Attic insulation from that era — where it exists at all — is thin batt or a shallow blown-in layer that has settled, compacted and lost much of its stated R-value across sixty years. California Title 24 standards call for far more, and the gap shows up as a house that runs hot in the afternoon and cold before dawn. Summers reach into the 90s and winter nights fall toward the low 40s, so both ends get felt.

The attic geometry helps and hurts. Long, low, single-story ranch roof planes on large lots give a big footprint that is straightforward to blow, but the shallow pitch at the eave means depth runs out right where the rafter meets the top plate — which is exactly where heat loss and air leakage concentrate. Baffles at the eave vents matter, because choking soffit airflow to gain depth trades energy for a moisture and rot problem where 18 to 22 inches of rain hits those eaves every winter.

And because this is pest work first, what goes back in matters. Borate-treated cellulose carries inherent insect resistance, which is worth having in an attic under a roof that mature oaks and fruit trees still overhang.
