A Whole Winter of Rain Into Clay, Evaporating Straight Up Into Your Floor

Tres Pinos takes almost all of its rain between November and April, and it lands on clay. Clay holds water instead of draining it, so through the wet months the ground under a raised house stays saturated long after the storm has passed. That water does not stay put — it evaporates upward into the crawl space, condenses on cool framing, raises the moisture content of the sill plate and joists, and builds exactly the conditions subterranean termites (Reticulitermes spp.) and wood-decay fungi require.

The housing makes it worse two ways. Ranch-style homes sit on long, low raised foundations with wide crawl areas, so there is a great deal of exposed dirt under the floor and often weak cross-ventilation at the far corners. And rural landscaping puts water at the foundation deliberately — irrigated lawn, a trough near the house, a dripping hose bib, drip line at a planting bed. On older properties the crawl space frequently has no barrier at all, just soil, form boards and construction scrap.

The summer swing is the part people miss. Afternoons past 100°F pull air through the vents and dry the surface, so the crawl space looks fine in August — then everything reverses when the rains return in November. A vapor barrier is what stops the wet half of the year from registering in your framing. It is also one of the more straightforward Section 2 conditions on a WDO report to correct.
