New Insulation in an Aromas Attic Only Lasts as Long as the Exclusion Underneath It

The order of operations is the whole job out here. Aromas properties back onto permanent rodent habitat — the Pajaro River riparian corridor, berry and row-crop ground, and the oak woodland running up toward Chittenden Pass — so an attic left open to rats will be occupied again. Blow fresh cellulose into an unsealed attic and there are runways through it within a season. We seal the entry points, confirm the population is out, and only then install.

What insulation is doing here differs from its job inland. Aromas summers hold in the mid-70s, so this is not mainly about keeping heat out. It is about the wet half of the year — winter lows in the low 40s, a rainy season running December through March, and marine humidity coming through the Pajaro Gap that keeps the whole envelope damp. A poorly insulated ceiling here means cold interior surfaces, condensation, and a higher heating load during the exact months when the crawl space is already loading the structure with moisture.

Much of the housing here went up well before California Title 24 reached its current standard, and the attics show it. In crawl spaces we install batt in the joist bays, and on properties with a moisture history only after a vapor barrier is down — otherwise the batt absorbs what the soil gives off and sags out of the bays.
