Campbell's 1972 Median Build Date Is a Drywood Termite Timeline

Campbell's median home was finished in 1972, and that one date does most of the explaining. The prune and apricot orchards that gave the Orchard City its name came out through the middle of the last century, and the ranch houses and split-levels that replaced them still stand on their original framing. Western drywood termites (Incisitermes minor) live entirely inside a wood member and need no soil contact at all. Fifty years of Santa Clara Valley winters have never handed those colonies a hard freeze, so nothing here forces a dormant stretch. A rafter over a West Campbell garage can be worked for a decade before the first frass pellets land on the concrete.

The older core is a different building altogether. The craftsman bungalows off Orchard City Drive and the early commercial fabric downtown date from the 1890s through the 1930s, framed in old-growth redwood and fir. The Ainsley House, built in 1925, is that era standing in one piece. Dense, dry, century-old wood in porch beams, window sills and painted trim is where we find the longest-running colonies in the city.

Along the western edge the mechanism flips. Los Gatos Creek and San Tomas Aquino Creek hold soil moisture well past the last March storm, and Campbell takes about 17 inches of rain a year with nearly all of it falling November through March. On those creek-adjacent blocks we find subterranean termites (Reticulitermes) coming up through stem walls and slab cracks instead. Same street, different species, different treatment.
