Runoff Off the Santa Cruz Mountains Keeps Saratoga Crawl Spaces Damp Into Summer

Saratoga gets more winter rain than most of the South Bay — 18 to 24 inches, and more still in the hillside neighborhoods nearer the crest. Nearly all of it falls between November and April. The city sits on the apron where the Santa Cruz Mountains meet the valley floor, so water arriving from above moves through the soil beneath these houses instead of draining straight down. In an unlined crawl space that soil moisture evaporates upward all day into joists, subfloor and sill.

The result is a habitat, not just a humidity reading. Damp framing softens and invites wood-decay fungi, and subterranean termites (Reticulitermes) foraging up from soil find exactly the moist wood they need — a pattern we see most on the lower lots near Saratoga Creek. Argentine ants and sowbugs move into the same space. Insulation hanging in the joist bays absorbs the moisture, sags out of the bays and stops working, which owners usually notice first as a cold floor.

The houses at risk are specific. Saratoga's pre-1980 raised-foundation stock — the Village-area houses and the earlier flatland builds — often has minimal plastic down there or none at all, sometimes torn up during plumbing work years ago and never replaced. Slab-on-grade houses from the later tracts do not have this problem at all. Knowing which foundation you have decides whether the conversation applies to you.
