On Large Irrigated Lots the Roach Comes Up the Drain, Not In the Grocery Bag

The cockroach story in Monte Sereno is not the apartment-corridor story, and the species decides everything about the treatment. Periplaneta americana is a large outdoor and subgrade insect that lives in warm damp voids — sewer laterals, floor drains, sump areas, crawl spaces, water meter boxes and irrigation valve boxes. A property here supplies all of them: two acres under daily irrigation, a raised foundation over damp soil on the low side of a sloping lot, pool equipment vaults, a landscape full of buried boxes.

They travel on the plumbing. An American cockroach turning up in a Monte Sereno bathroom at night has almost always come up a dry floor drain, a poorly sealed toilet flange, or an uncollared pipe penetration from the crawl space below — not in through the kitchen door. Houses that have stood here since the 1970s or earlier have plumbing that was cut and patched through several remodels, and every remodel left an opening. Summer heat in the 90s pushes them out of hot voids toward the cool interior; the first winter rain floods the meter boxes and does the same.

German cockroach (Blattella germanica) is a different problem, and it does show up here — almost always because it was carried in. Appliances, moving boxes, secondhand furniture, delivery cardboard, or a returning student's belongings are the routes. B. germanica lives indoors permanently, breeds in warm equipment voids near food and water, and develops resistance to store-bought sprays within a generation, so treatment is baiting and growth regulators, not aerosol. It says nothing about the household — only about what came through the door.
