Ant Control in San Leandro, CA

101 Exterminators does ant control in San Leandro by treating the colony rather than the trail on the counter. We are California licensed, SPCB Lic. #9119, and have worked Alameda County since 2005. Argentine ants (Linepithema humile) dominate here, and they come indoors on a schedule: the first winter storms in December, then again in late summer once the soil dries out.

One Argentine Ant Population Can Run an Entire Washington Manor Block

Argentine ants (Linepithema humile) behave differently from most ants. Along coastal California they form connected supercolonies instead of rival nests — workers from separate nests do not fight — so a whole neighborhood can function as one population. That is why treating a single yard in Washington Manor or Broadmoor buys you about a week. The treated ground refills from the neighbor's planter strip, the parking-strip tree well and the irrigation box at the property line.

Water drives the timing. San Leandro takes roughly 18 to 20 inches of rain a year and almost all of it falls in the winter months, and the first storms flood shallow nests along San Leandro Creek and through the Creekside and Farrelly Pond blocks. The ants move up and in within days. Then it reverses: by late summer the soil is dry and the same colonies come inside hunting moisture. They find it under the kitchen sink, at the dishwasher pan and at the furnace condensate line.

The houses cooperate. San Leandro's 1940s–1960s stucco tracts have weep screeds at the base of the wall, hose-bib penetrations and attached garages with worn door sweeps. None of those look like a hole to a homeowner. All of them are ant-sized. Up on the foothill lots in Bay-O-Vista and Halcyon-Foothill, retaining walls, stepped foundations and irrigated slopes put damp soil against the structure at more than one level.

How We Work in San Leandro

We follow the trail outward before treating anything inside. In San Leandro it usually ends at the weep screed, a hose bib, an irrigation valve box, a tree well in the parking strip, or the slab edge at the garage. We bait where foragers actually run so workers carry it back to the queens, treat the exterior band where they cross, and keep interior spraying out of it wherever we can. We tell you what went down and where. We work in English and Spanish.

San Leandro Climate

San Leandro sits 56 feet above the bay and gets the warm side of East Bay weather, milder than San Francisco and close to what Oakland runs. Rain averages roughly 18 to 20 inches a year and falls almost entirely between November and March. Winters are never cold enough to shut anything down, so Argentine ants keep foraging through January and drywood colonies keep working inside wall cavities between swarms. Drywood swarmers fly August through October; subterranean swarms come with the rains, February through May.

Housing Stock

The city reads like a catalogue of post-war tract building. Most of the residential stock went up between the mid-1940s and the mid-1960s, in developments such as Washington Manor, Broadmoor, Bonaire and Floresta Gardens, and it is dominated by single-story wood-frame houses on shallow slabs with low or no crawl access. That construction has three habits worth knowing before an inspection: sill plates sitting close to grade, slab penetrations for plumbing that were never properly sealed, and attached garages framed straight into the house. Downtown and the blocks around Estudillo Avenue hold the small surviving pool of pre-1940 raised-foundation houses. Marina Boulevard and the belt west of the tracks are commercial, industrial and mixed-use.

Why Local Expertise Matters

A San Leandro house is usually a slab, usually post-war, and usually has no crawl space to inspect from. That changes how the work is done. More time goes on the slab perimeter, the plumbing penetrations, the garage-to-house junction and the attic, and less on the areas a raised-foundation inspection would prioritize first. It also changes what shows up in the report, since a forty-year-old slab crack is a Section 2 finding whether or not anything has moved into it yet. We have been licensed in California since 2005, we hold SPCB License #9119, and our reports are filed with the Structural Pest Control Board for Alameda County escrow.

Signs You Need Ants Service in San Leandro

Species identification, followed by bait placement for slow-acting colony elimination. For carpenter ants — which nest in moisture-damaged wood — we identify and treat the nest location directly. For fire ant mounds, we use targeted mound treatments plus a broadcast perimeter application. Exterior perimeter liquid treatments are applied to prevent re-entry, with interior gel bait placed in active foraging areas.

Foraging trails along baseboards, windowsills, counters, or appliances — especially in kitchen

Live ants in kitchen cabinets, under the sink, near pet food, or around any sugar/food source

Sawdust-like frass near wood — indicates carpenter ant activity inside wood

Visible mounds in lawn or soil beds — fire ant indicator

Large (6–12mm) black ants with bent antennae in bathrooms or attic — carpenter ants

Repeated ant activity despite over-the-counter spray treatments — indicates spray-avoidance in colonies

Our Ants Process in San Leandro

Every job follows the same methodical approach — no shortcuts, no guesswork. Here is what to expect when you work with us in San Leandro.

01

Species Identification

Misidentifying ant species leads to failed treatments. We identify the species present — Argentine, carpenter, fire, pavement, odorous house — before selecting treatment methodology.

02

Nesting Site Assessment

Carpenter ants nest in wood. Argentine ant colonies can extend across an entire block. Fire ants create visible mounds. Each species nests differently and requires us to find the colony before treating.

03

Targeted Bait & Barrier Treatment

Slow-acting gel baits are placed in foraging trails — workers carry the bait back to the queen, eliminating the colony from within. Exterior perimeter liquid is applied to prevent new entry.

04

Follow-Up & Assessment

We return to confirm colony suppression, replenish bait if needed, and treat any secondary colonies that become active as the primary colony is eliminated.

Ants You Can Count On in San Leandro

Species-Specific Treatment

Argentine ants, carpenter ants, and fire ants each require a different product and approach. Generic "ant spray" does not work equally for all species.

Bait-Based Colony Elimination

Slow-acting bait reaches the queen through worker activity. This is the only way to achieve lasting colony elimination without returning every few weeks.

Exterior Barrier Prevents Re-Entry

A liquid residual barrier on the perimeter prevents new foragers from adjacent colonies from entering — critical in Argentine ant supercolony territory.

Interior-Safe Methods

Gel bait placement in cracks and crevices does not require broadcast interior spraying. Food and dishware do not need to be removed for interior bait treatments.

Ant Control FAQs for San Leandro

Why do ants come into my San Leandro kitchen every December?

The first heavy rains flood their nests. San Leandro takes 18 to 20 inches of rain a year and nearly all of it arrives in the winter months, so shallow Argentine ant nests in the soil around the foundation move up and inward as the ground saturates. It happens again in late summer for the opposite reason, when dry soil sends them in for water. Both waves use the same handful of entry points on a stucco tract house, which is why fixing the entry beats treating the counter.

The ants came back a week after treatment at my Broadmoor house — why?

Argentine ants in this part of Alameda County operate as one connected population across property lines, so a treated yard refills from untreated ground next door. That is normal here and not a sign the treatment failed. What holds is treating the actual entry path into the structure and keeping an exterior band current through both the winter and late-summer waves, instead of trying to clear the soil under an entire block.

Are the ants in my Bay-O-Vista hillside house the same as the ones downtown?

Almost always the same species — Argentine ants are the dominant indoor ant across San Leandro — but they reach you differently. Hillside lots in Bay-O-Vista and Halcyon-Foothill have retaining walls, stepped foundations and irrigated slopes that press damp soil against the structure at several levels. Flat tract lots downtown and in Washington Manor usually feed from the parking strip and the foundation line. We check separately for carpenter ants, since those point to moisture-damaged wood rather than a foraging trail.
